FAQ

Customers / beneficiary can check the status of ownership / transfer of rights through LPPSA's official medium, namely:

Customers / borrowers can make an application for the return of ownership documents / transfer of rights through the official medium of LPPSA:

2) Download the Application form on the official LPPSA website and hand it in at the LPPSA Counter Service or post it to the following address:-

The customer needs to refer to the checklist that has been included when the ownership document/assignment of rights is returned whether the type of release is under grant or assignment of rights.

a. Grant Release

i) Complete the dates on Form 16N and Form 30A
ii) Dealing with the Inland Revenue Board (IRB) for the purpose of stamp duty exemption endorsement; and
iii) Deal directly with the Land Office to release the lien.

b) Release of Assignment of Rights

i) Dealing with the Inland Revenue Board (IRB) for the purpose of stamp duty exemption endorsement;
ii) Dealing with the High Court/Office and Survey of Sabah or Sarawak for the cancellation of the Transfer of Rights document; and
iii) Deal with the Developer or Land Office involved to obtain individual Grants.

Bagi kes kematian, waris pelanggan perlu kemukakan salah satu dari dokumen di bawah untuk urusan pelepasan gadaian dan hakmilik kepada waris yang berkenaan:-

1. Property Distribution Order, Small Inheritance (Division) Act 1955 issued by the Land Office Officer, which is complete with information on immovable property (Table I) and movable property (Table II) for the total value of the property not exceeding RM 2 million ; or
2. Property Administration Power of Attorney issued by the Land Office Officer for the total value of the property not exceeding RM 2 million; or
3. Letter of Administration / Grant of Probate issued by the High Court for the total property value exceeding RM 2 million; or
4. Court Order Letter; or
5. Declaration of Property Administration by Amanah Raya Berhad.
If not, kindly submit the following information through the eTiket Portal - https://etiket.lppsa.gov.my/ for us to issue an inheritance distribution order to obtain one of the above documents:-

Once one of the documents is obtained, forward the document along with the beneficiary information to LPPSA.

There are 3 methods of returning ownership documents / transfer of rights to customers/ beneficiary:

1. Via registered post - Documents will be posted to the latest address that has been updated by the customer.

2. Through collection - LPPSA will contact the customer/next of kin to set an appointment date once the documents are ready to be collected. If the collection is made by the customer's representative, please bring along the power of attorney signed by the customer.

3. Through the appointment of a lawyer - The lawyer appointed by the client / next of kin must submit the following documents to LPPSA: -

a. Application letter from the lawyer
b. Appointment letter from the client / heir or Letter of Authorization
c. Form 16N/ MDOC/ SOC/ DRR (whichever applies)
d. Form 30A (Peninsular Malaysia); or Form N1 (Sabah and Sarawak)
e. Latest Official Search
f. Copy of Order for Distribution of Inheritance/ Power of Attorney for Property Administration/ Probate Grant/ Court Order/ Amanah Raya Berhad Declaration (for death cases only)

The client / beneficiary are required to submit a complete official search with the date of entry of the caveat and send it to LPPSA via the eTiket Portal - https://etiket.lppsa.gov.my/ to enable us to issue a cancellation letter for the relevant caveat for the property.

If the client has appointed a lawyer for the return of ownership/transfer of rights, please request the appointed lawyer to submit the following documents to LPPSA:-

a) Title return letter (Cover Letter)
b) Letter of appointment of a lawyer by the client/Copy of GH1/GH2
c) Form 16N/MDOC/SOC/DRR Form (whichever is relevant)
d) Form 30A/Form N1 (whichever is relevant)
e) The latest official property search
f) Copy of the inheritance distribution order/Power of attorney to administer the property/Court order/Probate grant/Amanah Raya Berhad declaration (in the case of death)

Please ensure that all the documents mentioned above are complete and included to avoid the application being rejected.

Applications will be processed within 14 working days from the date of the complete application is received.
